Straight answer about jurisdiction. Gibraltar is a separate jurisdiction with its own law, its own courts and its own regulation of private investigators. Property title is recorded at the Registros de la Propiedad of San Roque and La Línea.
Gibraltar's own Supreme Court, Land Registry and Companies House are separate institutions under separate law. Where a matter genuinely straddles both, the practical arrangement is a Spanish licensed detective for the Spanish evidence and a Gibraltar-regulated professional for anything inside the territory.
