Spain is not one market for this work. An inheritance case on the Costa Blanca, an occupied flat in Barcelona and an asset search in Marbella have almost nothing in common beyond the licence required to handle them.
The differences are structural. Where the British population is old and settled, the dominant instruction is succession. Where property is a second home occupied a few weeks a year, it is occupation and unauthorised letting. Where ownership runs through companies, it is asset tracing rather than surveillance. And where there is a frontier, half the case sits on the other side of it.
Practical consequences follow: which court hears the matter, which registry holds the title, how quickly a deployment can start, and whether the evidence you need is even gatherable in that environment.
Costa del Sol
Substantial assets held through companies, cross-border matrimonial matters, and property due diligence at the top of the market. Gated urbanisations change how surveillance has to be structured.
The province's judicial and registry hub, and the practical centre for process serving, corporate verification and tracing. Appeals from the whole western coast end up here.

Campo de Gibraltar
Thousands cross the frontier daily, which means a matter presenting as a Gibraltar problem is frequently, evidentially, a Spanish one. Note that Gibraltar is a separate jurisdiction: our licence covers the Spanish side, and we say so rather than take work we cannot lawfully do.

Costa Blanca
Spain's largest and longest-established British population, which makes inheritance and heir tracing the dominant instruction, followed by cohabitation for maintenance and occupation of property left empty between seasons.
Including Torrevieja, Orihuela Costa, Guardamar, Santa Pola, and the northern coast at Benidorm, Altea, Calpe, Moraira and Jávea.
Illes Balears
Predominantly German ownership, then British and Scandinavian, and a high proportion of genuine second homes. The signature case is something happening to a property while the owner is abroad.
Villa rental fraud on a scale seen nowhere else in Spain, plus welfare and tracing work generated by a seasonal population that turns over completely each year.
Menorca and Formentera on the same basis.
Major cities
No coastal property market and a completely different case mix: corporate investigation, asset and debtor tracing, and the central registers — companies and wills — that every Spanish estate and company check passes through.
Spain's most acute occupation problem, a tightly regulated short-let market, and its own Catalan civil law in several areas that affect property and succession.
The licence is national and so is the coverage. Valencia, Seville, Bilbao, Murcia and the Mar Menor, Almería, the Costa Brava, Tenerife and Gran Canaria are all workable, and we take instructions there routinely without maintaining a page for each.
