Marbella generates a particular kind of case: substantial assets, several jurisdictions, and a client who needs the evidence to hold up in a Spanish court while being briefed in English.

Marbella is not a typical Spanish town and its casework reflects that. Property here is frequently held through companies rather than personally, often incorporated outside Spain. Marriages tend to involve assets in two or three countries. A significant part of the resident population is not registered where you would expect, because the property is a second or third home occupied for part of the year.
That produces three recurring problems. First, matrimonial matters where the difficulty is not proving conduct but establishing what is actually owned and by whom. Second, property purchases — particularly off-plan and resale in the luxury segment — where the buyer cannot verify the seller, the developer or the charges against the title from abroad. Third, corporate and commercial matters involving counterparties whose Spanish footprint turns out to be thinner than their presentation.
Surveillance work in Marbella also has its own constraints. Much of the residential stock sits behind controlled access in gated urbanisations, which changes what can lawfully be observed and how a deployment has to be structured. An investigator who has not worked here tends to underestimate that.

Corporate ownership is a separate question. Where a Marbella property is held through a company, establishing control means going to the commercial register rather than the land registry, and frequently to a register outside Spain as well. That is normally the point at which a straightforward due diligence turns into an asset search.

Can you work inside a gated urbanisation?
Not inside private controlled areas, no — and any firm telling you otherwise is describing something unlawful. What can be done is establish movements and meetings in public space, and verify ownership and occupancy through records. That combination is usually enough, but we will tell you at the outset if we think it is not.
The property is owned by a company, not a person. Does that stop things?
No, it changes the route. Spanish company records are public and show incorporation, directors and filed accounts. Where the company is foreign the trail continues in that jurisdiction, which we will tell you before quoting rather than after.
I live in the UK and the property is in Marbella. Do I need to come over?
